Strategic Projects Capital exists to create wealth in real estate using value-add and opportunistic strategies. For each project, we assemble and manage a team consisting of the most experienced and capable professionals in the building, design, construction and real estate fields. We manage risk and decision making using a simple process with five(5) phases as follows:
Phase 1
We identify markets by looking at certain factors such as 5 year rent growth, employment growth, sales trends, demographics, cap rates, supply/ demand, absorption rates and relative location. A full market or sub market analysis coupled with understanding of real estate cycles and local government planning is key to identifying valuable assets for implementation of our strategy.

Phase 2
Once we have identified a market and asset of interest, we conduct due diligence to determine project risks and feasibility. We use a 56-cell real estate development matrix to evaluate a Go or No-Go decision. This includes a sensitivity study.

Phase 3
When an opportunity is a Go, we establish the delivery vehicle, complete the acquisition and execute value-creating property improvements.

Phase 4
Once improvements are completed, we provide oversite to property management and ensure distributions are periodically made to investors with appropriate reserves staying in place.
